Privé Developers in Haute Residence Cover Story

Doing the Right Thing Brings Greater Success

Haute Residence, the “Millionaire’s Global Guide to Luxury Real Estate,” toured Privé at Island Estates recently and interviewed one of the project’s developers for a cover story in the magazine’s Summer/Fall 2016 issue.

In the story, BH3’s Greg Freedman recalls how the firm achieved success quickly by keeping its focus on context, community and quality, rather than simply building for the bottom line. By doing the right thing on its earliest South Florida projects, such as the well-received Trump Hollywood and Terra Beachside, BH3 began to realize the rewards of building with integrity.

When Gary Cohen sought a developer for South Florida’s last buildable private island, he consulted with multiple trusted business associates including the acclaimed design team at Sieger Suarez Architects. Charles Sieger and Jose Suarez had worked with BH3 on its very first development project, Terra Beachside, and were impressed with the firm’s integrity, knowledge and expertise. They happily recommended BH3 to Cohen, knowing they would make an ideal development partner for the ultra-exclusive island enclave Cohen envisioned.

“A good reputation can go a long way. BH3 Management LLC―the real estate development firm that specializes in acquiring, developing, restructuring, and recapitalizing multi-family, residential condominium, and mixed-use properties throughout both South Florida and New York City―can attest to this, especially since the firm’s latest development is, in large part, a result of an impeccable reputation.”

Situated on an eight-acre island surrounded by nothing by open air, sea and sky, Privé presented a unique development opportunity. While most developers would have chosen to build much taller, higher-density towers to maximize profits, Privé’s development team opted to build lower and create fewer and larger residences with wide-open spaces indoors and out. Privé will have just two 16-story towers with only 80 residences each and acres of outdoor amenities.

A respect for community informs Privé and all BH3 projects. And the lasting relationships the firm has formed over the years extends beyond its trusted development and design partners to include some of the South Florida’s most cherished institutions.

In the Haute Residence article, Freedman spoke about the how BH3 recently helped save a popular local school from foreclosure, thus preserving its location — and its legacy — on Miami Beach. “My grandmother used to say, ‘Do something good and it always comes back to you 10 times over.’ It wasn’t the largest or sexiest deal we’ve ever done as a company, but it was, by far, the most gratifying.”
